To add 5% VAT, multiply by 1.05: AED 1,000.00 × 1.05 = AED 1,050.00. To take it back out, divide by 1.05 (or take 1/21 of the total), rather than taking 5% off.

The rate is set to the UAE's 5% standard rate. Choose 0% for zero-rated supplies such as exports.

Choose No, add VAT for a price before VAT, or Yes, remove VAT for a total that already includes it.

  3. 3

Enter the amount in dirhams (AED).

  4. 4

Read the amount before VAT, the VAT and the total, then copy the figures or a link to them.

Worked examples

  • A restaurant bill of AED 315.00, VAT included: VAT is AED 15.00 and the bill before VAT AED 300.00.
  • A consultancy fee of AED 20,000.00 + VAT: VAT AED 1,000.00, total AED 21,000.00.
  • A monthly office rent of AED 15,000.00: commercial property is standard-rated, so the tenant pays AED 750.00 of VAT, AED 15,750.00 in all. Residential rent is generally exempt.
  • Goods exported outside the GCC: zero-rated, so an AED 50,000 shipment carries no VAT, although the exporter keeps the export evidence and reports the sale.

Zero-rated, exempt and out of scope

In the UAE, as elsewhere, a zero-rated supply is still a taxable supply at 0%: the business reports it and can recover VAT on related costs. An exempt supply, such as bare land or local passenger transport, carries no VAT and the related input tax can't be recovered. The Federal Tax Authority applies exemptions strictly, because they're an exception to the normal rule that VAT is charged.

Tax invoices and e-invoicing

A full tax invoice shows the words "Tax Invoice", the supplier's name, address and Tax Registration Number (TRN), the customer's details if they're registered, a sequential number, the date, a description of what was supplied, and the amount before VAT, the rate, the VAT and the total in dirhams. A simplified invoice needs less: the supplier's details and TRN, the date, a description, and the total with the VAT charged.

E-invoicing is being phased in by the Ministry of Finance: from 1 January 2027 for businesses with revenue of AED 50 million or more, and from 1 July 2027 for others. A PDF or scanned invoice won't count as an e-invoice under that system.

Frequently asked questions

What is the VAT rate in the UAE?

The standard rate is 5%, and has been since VAT was introduced on 1 January 2018. Some supplies are zero-rated (0%) and a few are exempt.

How do I work out 5% VAT from a total?

Divide the VAT-inclusive total by 21 to get the VAT, because 5/105 is 1/21. AED 1,050.00 includes AED 50.00 of VAT, so the amount before VAT is AED 1,000.00. Taking 5% off instead gives AED 997.50, which is wrong.

What is the VAT registration threshold in the UAE?

Registration is mandatory once taxable supplies pass AED 375,000, and voluntary registration is possible from AED 187,500, according to the Federal Tax Authority. The FTA notes that the mandatory threshold doesn't apply to foreign businesses.

What is zero-rated and what is exempt?

Zero-rated supplies include exports outside the GCC implementing states, international transport, the first supply of a new residential building within three years of completion, and certain education and healthcare. Exempt supplies include some financial services, residential buildings other than that first supply, bare land, and local passenger transport.

When must a tax invoice be issued?

Within 14 days of the date of supply. A simplified tax invoice is allowed when the customer isn't VAT-registered, or when they are and the VAT-inclusive amount is AED 10,000 or less.

Is e-invoicing coming to the UAE?

Yes. The Ministry of Finance has announced that businesses with revenue of AED 50 million or more must issue e-invoices from 1 January 2027, and other businesses from 1 July 2027. Check the Ministry of Finance's e-invoicing pages for the current timetable.
